Why guttering matters more than people think

Guttering does one job: it catches the water coming off your roof and gets it into the downpipe, away from the building, and into the drains. When it does this job invisibly, you don't think about it. When it stops doing this job, water cascades down the side of your house every time it rains. Within a few months the wall starts staining green with algae. Within a year the brickwork is saturated and damp starts appearing inside. Within two years the fascia and soffit timber starts to rot.

None of this needs to happen. A simple gutter clean once a year, plus prompt repair of any sections that have come loose or sprung a leak, will keep the system working for thirty years. The cost is trivial. The cost of leaving it isn't.

Gutter cleaning — the underrated annual job

Most Suffolk homes need their gutters cleared once a year, ideally in late autumn after the leaves have come down but before the heavy winter rain starts. Properties with overhanging trees may need it twice a year. Properties on open exposed sites with no trees might only need it every couple of years.

I clean gutters from a ladder using gutter scoops and a wet-vac extension where access is reasonable, or with a long telescopic gutter vacuum from the ground for properties where ladder work would be unsafe (high-pitched roofs, properties on slopes, anywhere I can't get a ladder safely sited). Both methods work; the choice depends on the property.

Once cleared, I check the joints, the downpipe outlets and the brackets, and flag anything that needs more attention. The vast majority of times the answer is 'all good for another year'.

Gutter repairs — leaks, joints and sagging runs

The most common repair is a leaking joint between two sections of gutter. On modern PVC guttering, joints use rubber gasket seals that perish over time. Replacing a single joint section is a half-hour job from a ladder and stops the drip immediately.

Sagging runs of gutter are usually a bracket problem — either the bracket has come loose from the fascia (sometimes because the fascia itself is rotten behind it) or there aren't enough brackets to support the run, particularly with a load of water and leaves in it. The fix is either more brackets, or replacement of the fascia first if it's failed.

Cracked sections of PVC gutter need replacement — you can't reliably patch them. The good news is PVC gutter and fittings in standard sizes (white half-round, brown ogee, anthracite square) are available cheaply from any builders' merchant, so a section replacement is a quick job.

Full gutter and fascia replacement

If a system is genuinely past it — sagging across multiple bays, brackets pulled out, fascia rotten behind — replacing the whole lot in one go makes more sense than chasing individual repairs. A typical 3-bed semi takes 2-3 days for full replacement of guttering, downpipes, fascia and soffit boards in PVC. Cast-iron replacement (for character properties where the original ironwork is part of the look) is more involved and considerably more expensive but gives you another lifetime of service.

For most modern Suffolk homes I'd specify white PVC or anthracite grey PVC fascia and gutter as the standard replacement. Fitted properly with stainless screws and ventilated soffit boards, it'll last 25-30 years.

Downpipes, gullies and where the water actually goes

Where the downpipe meets the ground is the second most-overlooked detail. Some Suffolk properties have downpipes draining directly into a connected drain (good); some discharge to a gully grating (also fine if the gully is clear); some discharge to a soakaway in the garden (good for SUDS); and some, alarmingly, discharge straight onto the ground next to the wall (terrible, and a major cause of damp). I'll check the bottom end as part of any gutter work and flag anything that needs sorting.

How often should I have my gutters cleaned?

Once a year for most Suffolk properties, ideally in late autumn. Properties under trees may need it twice a year — once in late spring after the seed-fall and once after autumn leaf drop.

How much does a gutter clean cost?

A typical 3-bed semi is around £80-£120 depending on access. Larger or more difficult properties (high pitches, restricted access) are quoted after a brief site visit.

Can you fit anti-bird guards on gutters?

Yes — brush guards or mesh inserts that stop birds nesting and stop leaves washing in. Useful particularly on properties with persistent jackdaw or pigeon problems.

Will you replace fascia at the same time as gutter?

If the fascia is failing, yes — it's much cheaper to do both together than to do gutter now and fascia in two years. I'll inspect and tell you honestly which option makes sense.

What about cast-iron guttering on older properties?

I work with a metalwork specialist for cast-iron repairs and replacements. Repainting and resealing existing cast-iron is a regular job; full replacement is a bigger commitment and quoted accordingly.
